JOB DESCRIPTION JOB TITLE: Director of Maintenance
SALARY: Competitive Depending Experience
JOB PURPOSE: To oversee operations and maintenance of the Kashunamiut School District maintenance and custodial departments.
QUALIFICATIONS:
1. High School Diploma or GED.
2. Two years technical education or trade school is preferred in the following areas: HVAC, Plumbing, Electrical, Carpentry, Boiler Maintenance, Vehicle mechanics.
3. Five years experience preferred in the successful performance in the following areas of maintenance: HVAC, Plumbing, Electrical, Carpentry, Boiler Repair and Maintenance.
4. Knowledge of building codes, policies regarding fire, safety, and handicapped access.
5. HAZWOPER Training Certificate required.
6. Valid State of Alaska Driver’s License required.
7. Boiler Maintenance and repair training required.
8. Plumbing maintenance and repair training required.
9. Must be able to lift 100 lbs. or more.
10. Must have good communication skills and be able to work as a cooperative member of a team with district staff and the community.
11. Ability to live and work in a cross-cultural, rural Alaskan environment.
12. Strong work ethic.
13. Cleared background check (Board Policy 4111)
Representative Duties:
1. Establish and enact a fixed building inspection/equipment maintenance schedule and preventative maintenance schedule.
2. Performs and or manages tasks in all of the following trades:
a. Carpentry work and repairs in building construction and maintenance;
b. Heating installation, repair and maintenance;
c. Plumbing installation, repair and maintenance;
d. Refrigeration repair and maintenance;
e. Electrical installation, repair and maintenance;
f. Diesel engine repair and maintenance;
g. Boiler repairs and preventative maintenance;
h. Vehicle repairs and preventative maintenance;
i. Air handler units, repair and preventive maintenance;
j. Residential housing repair and preventive maintenance;
k. General building repair and preventive maintenance; l. Operate heavy equipment for snow removal; m. Electric generator repair and preventive maintenance;
n. Fire detection systems repair and preventive maintenance.
3. Performs duties with the highest standards of safety for staff and students.
4. Identifies and requisitions parts for all building maintenance supplies and materials.
5. Maintain supply inventory and other maintenance records
6. Performs other general building maintenance tasks.
7. Is responsible for reporting and repairing general building maintenance and equipment malfunctions.
8. Is responsible for reporting data for PM database input on all project work time, materials, and costs in order to maintain Capital Improvement Projects, CIP, Major Maintenance requirements. 9. Completes daily and monthly preventative maintenance checks and documents completion for PM database input.
10. Monitors district wide energy usage and works with staff on energy conservation measures.
11. Submit all required paperwork including work orders and reports in a timely manner, including capital projects, small projects, and scheduled summer work.
12. Prepares plans necessary to perform routine and other maintenance. Is capable of reading detailed contract documents and building plans or drawings for supervision and or construction of buildings and equipment.
13. Assigns work to crew members on a routine basis; performs all Lead Maintenance duties.
14. Helps to recruit, interview, and recommend suitable candidates for employment within the facility and custodian staff.
15. Is available after hours to return to work for emergencies.
16. Performs other duties as assigned.

1. Requires decision-making ability and the ability to work independently. Requires ability to plan, schedule, and prioritize work and supervise others.
2. Requires computer software proficiency including: Microsoft Office and email
3. Requires interpersonal skills to courteously and effectively assist individuals on the telephone or in person and to maintain good relations. Requires ability to communicate with a variety of people to gather information or to communicate information to others. Ability to resolve issues involving conflict.
4. Requires ability to speak clearly and concisely both in oral and written communication.
5. Requires willingness to perform various job-related duties as situations require, a strong sense of teamwork, and ability to work cooperatively with others.
6. Requires ability to perform duties with awareness of all district requirements, Board of Education policies, Alaska State Laws, and Department of Education and Early Development regulations.
Language Skills:
Ability to read and interpret documents such as technical diagrams and training instructions, and technical procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before supervisors and district employees. Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving personnel in a professional and competent manner.
